Brazil allows foreign individuals to apply for residence through qualifying real estate investment. For international buyers already considering property in Rio de Janeiro, a purchase may combine a real estate investment with the possibility of establishing residence in Brazil.
The route is sometimes informally described as a Brazilian “Golden Visa”, although the official legal framework is an authorization of residence based on real estate investment.
How much must you invest in Rio de Janeiro?
In Rio de Janeiro, the qualifying investment must generally reach at least BRL 1,000,000 in urban real estate. The investment may involve completed property, property under construction or more than one property, provided the qualifying investment meets the required threshold.
A lower threshold applies to qualifying investments in Brazil’s North and Northeast regions. This reduction does not apply to Rio de Janeiro.
The investment must use the individual’s own funds originating abroad, with the international transfer properly documented. Specific rules also apply to co-ownership and financing.
How long does the residence last?
The initial residence authorization for a qualifying real estate investor is granted for four years. The investor must spend at least 14 days in Brazil during each two-year period, whether consecutive or accumulated.
After the initial period, residence may be changed to an indefinite term if the investment conditions and other applicable legal requirements remain satisfied.
What is the legal basis?
The framework is based on Brazil’s Migration Law No. 13,445/2017 and specifically regulated by Normative Resolution No. 36/2018, as subsequently amended. Brazil’s Ministry of Foreign Affairs also provides consular guidance for real estate investment visas.
